Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. We encourage applying as soon as possible to secure a home. -
Do I pay first month’s rent, last month’s rent, and a security deposit at move-in?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent. -
How old do I need to be to apply?
Applicants must be at least 18 years old or the legal age required to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Deductions may be made for unpaid rent, damages, or cleaning costs. -
Who needs a co-signer?
A co-signer may be required if an applicant does not meet income, credit, or rental history criteria. Co-signers must meet qualification standards and sign a guarantor agreement. -
How do I apply for a property?
Applications are submitted online or in person. A completed application, application fee, and supporting documentation—such as proof of income and identification—are required. -
How do I pay rent?
Rent can be paid through the secure tenant portal, via automatic bank transfer, or by approved alternative methods such as check or money order, depending on the property. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet into the home. Some properties allow pets with approval, a pet deposit, and/or monthly pet rent, while others may have restrictions. -
I want to move out, but my roommate wants to stay. What happens?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wishes to stay, they may need to requalify individually or find an approved replacement tenant. -
My lease is ending and I plan to move out. What should I do?
Written notice is required prior to move-out. Refer to your lease for the required notice period and submit your notice in writing by the stated deadline. -
Who is responsible for paying for repairs & maintenance requests?
Management handles routine maintenance and repairs. Tenants may be responsible for damage caused by negligence or misuse. All maintenance requests should be submitted promptly through the designated system.
